An April 15 auction near the Minnesota border saw 240 acres sell in three tracts, ranging from $5,700 to $6,500 an acre. The three 80-acre tractes were located just south of Chester, Iowa, in Howard County. Tracts 1 and 2 were located 1.5 miles south of Chester and were contiguous. Tract 3 was about four miles southwest of Chester.
Tract 1: 80 acres with 78 acres tillable and a CSR2 of 85.2 on the cropland versus a county average cropland CSR2 of 75.8. It sold for $6,500 per acre.
Tract 2: 80 acres with 46 acres rated as tillable and a CSR2 of 75.1 on the cropland. It sold for $5,700 an acre.
Tract 3: 80 acres with 70 acres tillable with a CSR2 of 79.4 on the cropland. It sold for $6,000 an acre.
